Why is the property so cheap, reasons why people sell

Often those who decide which investment property is to be purchased do the preliminary vetting of the available cheap property lists through a property investment club. Not only can more properties be reviewed when a group is involved, but there are more properties that are likely to become available for review.  This is due to the fact that inexpensive property sometimes is found by going outside the formal listing agents and are handled as a private party transaction.  Obviously, the more people who are involved in the investment organization, the more likely the group is to find a suitable investment vehicle.

Danger of foreclosure

Cheap property may be found when the homeowner is in danger of foreclosure. Sometimes, there has been a mortgage payment or two missed and the mortgage holder is making threatening noises about pay up or face foreclosure.  In this instance the homeowner may elect to sell the property at significant losses just for the purpose of protecting against further loss of equity.  The realistic borrower may want to spend the rest of the available resources in order to be able to move and perhaps to purchase a lower price property in the future. For the purpose of cheap property investment, a deal may be made with the homeowner at a great savings level.

Estate sales

Another way to obtain cheap property is to look for a situation where the heirs to a property have no need or ability to hold only the property.  Perhaps aging parents or grandparents have died and the children want to liquidate the house quickly.  In such a case, the adult children may choose to discount the property significantly in order to obtain a quick sale.  This type of discount property features sellers who are willing to sell at a lower cost in order to get quick money. Another type of estate sale occurs when a couple divorces and the common property must be liquidated to separate assets.

Relocation

When a seller is in a position where a move to another location is required due to job transfer, retirement, or other reasons, the property in the old location may become cheap property. Again, this is a need to trade property for cash or to avoid being in the position of paying two mortgage payments--one in the old location and one in the new location.  If the move is to take advantage of overseas property, it may be even more important to move quickly to liquidate the old property.

Falling neighborhood values

If the homeowner believes that property in the old neighborhood is falling in value, or at least in a slow decline, he or she may elect to offer the parcel at a lower cost in order to move to another more up and coming location. Cheap property can be found in the old neighborhood.  Although the neighborhood may be less popular, it doesn't necessarily mean that opportunities for investment are limited in the community.  Even with overseas investment property, there are neighborhoods that are at the peak of popularity and others that can be purchased for a lower price.
