Why to buy

Repossessed investment property is a great way to get into the property investment field without risking a significant amount of your personal finances.  Of course, no survival monies should be placed at risk when building a portfolio, but repossessed property has the advantage of requiring a smaller initial investment than some of the other types of equity growth programs. But, lower cost for the investment initiation is not the only benefit for those who purchase this type of investment vehicle.  Because of the current economic climate, many homeowners are faced with repossession of their property so that the number of properties available is significantly larger than at other historical times.

Volume

Repossessed property represents a good investment strategy, assuming that all the other factors such as location, price, quality and style are in line.  Particularly in the current economic downturn, there are many properties coming up through the system that are being or have been repossessed.  This type of discount property represents a glut on the market when more properties are being repossessed than there are buyers to purchase them at any price, no matter how heavily discounted. Unfortunately, if there are no buyers to invest in the discounted properties, lowering the price even further doesn't necessarily solve the problem.

Quality

The quality of repossessed property can make it an attractive choice for investors or for the purpose of finding a family home.  When people find and purchase a home that proves to be more than they can afford, it is often a large home with good quality in the structure and design.  When such a home is repossessed, it still has 'good bones'.  That is to say that the overall structure and design that made it attractive in the first place are still present and still likely to attract potential renters or buyers.  In the case of overseas investment property, the same is true.  The quality of the property that is available makes it attractive for those looking to invest in the overseas location.

Price

It is not unusual for overseas property to be available at a lower cost than that of local housing, which makes it an even more attractive buy for the serious investor.  Repossessed property typically is available at significant savings over other properties in the same locale.  Of course, one must factor in the cost of any repairs or renovations that may be necessary to bring the subject property up to the standards which are typical for the neighborhood.  If you wish to attract a good quality renter, for example, you must begin with a good property in an appropriate neighborhood and do the needed screening to ensure that renters are dependable.

Red Tape

Repossessed Property can often be purchased without an excessive amount of red tape, since the bank or original mortgage holder is likely to be anxious to get the property off their inventory lists.  This is even more true when it is a property investment club that is researching the possibility of purchasing the property, since the club is more likely to have funding for the purchase already arranged.
